Gilbert Finds Hundreds of Leaks a Year

When Gilbert residents questioned high water bills in 2025, the Town said it discovers hundreds of leaks each year, and asked anyone who suspects a problem to call. A Town representative can come out to verify, troubleshoot and review your usage patterns.
That makes the Town a good first call when a bill jumps: 480-503-6800 (customer service) or 480-503-6098 (water conservation). Gilbert also offers free Water Efficiency Checkups, where a conservation specialist checks for leaks and reviews your irrigation.
If the meter checks out and water is still moving with everything off, the leak is on your side, and a slab leak is one of the likely places.

Gilbert Homes and Slab Leaks

Most Gilbert homes sit on concrete slabs with water lines running underneath. U.S. Census data puts the median home at 2003, so most of these lines are 20 years old or younger, which is often too young to wear out on their own.
What tends to cause slab leaks in younger homes is stress: high water pressure from a worn pressure-reducing valve, pipe rubbing against concrete or rebar, and hot water lines expanding and contracting every day. Gilbert's water, with hardness up to 17.54 grains per gallon in the 2025 report, adds scale to the mix.
Signs that point under the floor:
- A warm spot on tile, often a hot water line
- Running water sound with every fixture off
- Damp carpet or swollen baseboards with no plumbing nearby
- A water heater that runs constantly when nobody is using hot water
Fix It Without Breaking Up the House

We locate the leak first, then you choose the repair:
- Spot repair: open the slab at the leak and repair that section. Best for a single leak in good pipe.
- Reroute: abandon the leaking line and run a new one through the walls or attic, leaving the floor alone.
- Check the pressure: if a failing pressure-reducing valve caused the leak, replacing it protects the rest of the plumbing.
Our $99 service call covers the visit and an upfront price before work begins, and it goes toward the repair if you go ahead.
